Interested in developing a multi-lot residential, commercial or industrial development?

County policy generally restricts multi-lot development only to areas that have been designated for such use in an area structure plan or other plan initiated and approved by County Council.

The Multi-lot Development Proposals guide has been created to reflect the policies implemented in the Municipal Development Plan and to help aid the public through the approval process. Areas where multi-lot development may currently be considered are shown on Figure 1 of the County’s Municipal Development Plan, a copy is included in the guide.

It is recommended you contact the Planning Services staff to discuss your proposal, as they are happy to meet with you to discuss the process and the type of information that would be required for your specific situation.  For more information, or to set up a meeting with Planning Services staff, please call 403-782-8389.

What are the redesignation fees?

If no subdivision is involved:

ADVERTISING FEE: $1,500

REDESIGNATION FEE: $1,000

Where the request is for a zoning change to allow for the subdivision of land for multi-lot development:

ADVERTISING FEE: $1,500

REDESIGNATION FEE (non-refundable):

All other areas

Level 1 (1 lot) $1,000

Level 1 (1 lot) $1,000

Level 2 (2-10 lots) $5,000

Level 2 (2-10 lots) $5,000

Level 3 (11-50 lots) $10,000

Level 3 (11-50 lots) $7,500

Level 4 (51-250 lots) $15,000

Level 4 (51-250 lots) $10,000

Level 5 (251 lots+) $25,000

Level 5 (251 lots+) $15,000

Level 2 (2-10 lots) $5,000

Level 2 (2-10 lots) $4,000

Level 3 (11-25 lots) $10,000

Level 3 (11-25 lots) $8,000

Level 4 (26-50 lots) $12,000

Level 4 (26-100 lots) $10,000

Level 5 (51-100 lots) $14,000

Level 5 (101-200 lots) $12,000

Level 6 (101-150 lots) $16,000

Level 6 (201 lots+) $15,000

Level 7 (151-200 lots) $18,000

 

Level 8 (201 lots+) $20,000

 

If the application is approved, there is an additional $1,000.00 ENDORSEMENT FEE at the final stage of the process.

Refunds of Subdivision Application Fees

Prior to circulation of application – 75% of original fee
During or after circulation of application – 50% of original fee
After site inspection – no refund
